The property arm of alternative investment advisory firm Tyndaris has deployed more than €100 mln of additional capital over the past three months and added three people to its team.
The UK-based group has deployed over €100 mln of additional capital across six transactions, including three subordinate loans and a special situations investment in the UK, its first whole loan investment in France and a portfolio recapitalisation in Germany. The investments span the office, industrial, residential and hospitality sectors.
Tyndaris also carried out three disposals at the end of 2015, thereby generating over €90 mln of capital repaid at returns that exceeded initial target rates.
Following these events, the fund’s weighted average loan-to-value stands at 76% with the investments in the UK and Germany representing 75% of the outstanding portfolio.
Tyndaris Real Estate has also expanded its team with three new hires. Imo Skrzypczyk, previously at Bank of America Merrill Lynch, has joined as a principal and Enrique Zouein, formerly of Kildare Partners and HIG Capital, has joined as an associate. They will focus on investment underwriting and execution and report to David White.
Iain Katimbo, formerly a financial controller at Valiance, has also joined the business as a fund controller.
Clark Coffee, partner and head of Tyndaris Real Estate, commented: 'The business’ ability to source, execute and realise attractive investments in the face of increased liquidity and appetite from traditional lending institutions demonstrates that alternative lenders and debt funds have a permanent role to play in the European CRE financing market.'
Tyndaris Real Estate provides bespoke capital solutions to owners and operators of commercial real estate across Europe. The firm’s products include whole loans, mezzanine and subordinate loans, special situations capital and preferred equity. Tyndaris Real Estate closed its inaugural fund with group assets under management of €350 mln in February 2015.
