Tristan Capital Partners has announced that it increased its assets under management by 44% year-on-year to a record €7.2 bn in 2015.
The pan-European real estate investment manager drove the big increase in AUM with its most active year ever of dealmaking.
Tristan CEO Ric Lewis said: '2015 was a big year for us. We completed €3.2 bn of transactions, which included €2.2 bn of acquisitions and €1 bn of sales. On the investment side, we closed 26 deals and we have 10 more under exclusivity. Last year’s activity gives us an incredibly strong base to build from and we remain in what we call a ‘disciplined hurry’ to take advantage of the opportunities that Europe has to offer in the current environment.'
The record transaction volume puts Tristan in 31st place in PropertyEU's Top 100 Investors ranking based on European direct real estate transaction volumes in 2015.
Six years of deals
Since Tristan was founded in 2009, the company has completed more than €10 bn in transactions, split between €6.2 bn of acquisitions and €3.9 bn of sales.
Commenting on the current opportunities in Europe, Lewis said: 'The real estate cycle in Europe is now trying to age gracefully. Some of the windfall profits from the European restructuring have passed. The smart money coming to Europe now should place itself in the pathway to growth via the economies that will benefit from above-trend growth and the strategies that can manufacture profits from active asset management. We are starting to move towards a place where nominal moderate risk and return strategies make sense and are highly attractive for investors in a world with no yield and no durable income.
'I like how the European economy is currently positioned. Questions about where and how growth will endure, coupled with an accommodative fiscal policy and debt that is almost free, are creating some really interesting opportunities for us. But all good parties come to an end and while there are lots of pockets of value still out there, I would like to be in a position three to four years down the road where Tristan is ready to be a significant net seller of the assets and portfolios that we are acquiring today.'
