Poland is on course to record €2.5 bn of real estate investment transactions for full-year 2013, Jones Lang LaSalle has predicted.

JLL's preliminary volume for the first half of the year comes to €970 mln, and in an upbeat report the international property adviser says 'the best is yet to come'.

The vast majority of the preliminary H1 volume was foreign investment. The office market attracted a volume of €611 mln, with the retail sector taking €161 mln and the industrial sector capturing €184 mln of deals.

JLL's preliminary investment volume for Q2 is €330 mln: €187 mln for offices, €100 mln for retail and €43 mln for the industrial sector.

Major finalised transactions in Q2 include Ghelamco's €120 mln sale of the Senator office building in Warsaw to Union Investment and London & Cambridge Properties' acquisition of Echo's retail portfolio in Tarnów, Radom and Piotrków Trybunalski for around €67 mln. In the industrial sector, Segro acquired Zerañ Park II for €43 mln.

JLL's figures exclude a few major deals that were signed in Q2 but whose finalisations are expected in Q3. The total volume of these deals, yet to be finalised in the coming months, equates to approximately €800 mln.

The largest transaction awaiting closure is Allianz Real Estate's €412 mln acquisition of Silesia City Center in Katowice, the largest transaction in the Central and Eastern European market this year.

Other big-ticket deals announced in Q2 include the €152 mln Galeria Dominikañska deal in Wroclaw and EPISO 3's acquisition of the Charter Hall shopping centre portfolio for €174.5 mln.
