Macquarie Asset Management has acquired the final asset in a €190 mln logistics real estate portfolio in Poland on behalf of Bayerische Versorgungskammer (BVK), Germany’s largest pension fund.

The 276,000 m2 portfolio is comprised of 12 modern logistics facilities at the Hillwood Marki, 7R Park Kokotow, and 7R Park Tczew logistics parks in Warsaw, Kraków, and Tricity. The portfolio was acquired in several stages from 2019 with the acquisition of its final asset, the 21,500 m2 Building C at the Hillwood Marki Logistics Park, closing this month.
Macquarie Asset Management acquired the portfolio from Hillwood and 7R. The prime logistics properties were developed between 2017 and 2020 and are 100% leased to e-commerce, light production, and third-party logistics businesses.
Dana Gibson, Chief Investment Officer and co-head of Macquarie Asset Management’s Real Estate team in Europe, said: ‘Prime logistics facilities in strategic locations across Central Europe are in high demand as the growth of the digital economy continues to accelerate. The acquisition of this portfolio represents an opportunity for our client BVK to capitalise on these structural trends by gaining exposure to high-quality assets in core logistics locations.’
Macquarie Asset Management agreed €300 mln of logistics real estate transactions in Europe on behalf of clients during 2020, including the acquisition of a 113,000 m2 last-mile Polish logistics portfolio and a 41,000 m2 modern logistics facility in Kraków. Macquarie Asset Management also recently completed the sale of two 123,000 m2 state-of-the-art e-commerce logistics facilities in Poznan and Wroclaw on behalf of clients.
Macquarie Asset Management and its specialist platforms manage €950 mln in logistics real estate in Europe, with a one million m2 portfolio comprised of 55 properties in Finland, France, the Netherlands, Poland, Slovakia, Sweden, and the UK. This includes the PLP platform, which is developing and managing 23 prime logistics real estate properties across the United Kingdom.
Macquarie Asset Management was advised by Dentons and Cushman & Wakefield.
