Located on a major regional transport route with an estimated four million people and 200,000 trucks passing yearly, the shopping centre will have a primary catchment area of 300,000 people within 15 minutes' drive and a secondary catchment area of 1,200,000 within an hour's drive. Proximity to the Albanian border is also considered a draw for potential shoppers.

Jelena Jevremovic, consultant at Colliers International Serbia's Retail Department, commented: ‘The centre will represent a completely new concept of shopping and entertainment in this region. With a MOL petrol station within the complex, and supermarket, fashion stores and sports, the shopping centre will offer a complete service to visitors, travellers and the local population.’
