German real estate investment for full-year 2013 will pass the €25 bn threshold after a bumper first half, according to property adviser NAI apollo,

The German commercial property investment market began 2013 on a positive note and this continued in Q2, according to an analysis by real estate consultancy NAI apollo group. In the first six months of 2013, the investment volume grew by a remarkable 36% to around €13 bn compared to the previous year (H1 2012: €9.5 bn).

Transactions worth around €5.9 bn took place in the second quarter.

'In the first six months of the year, the office segment maintained its position as the most popular asset class with an investment volume of approx. €5.8 bn or 45 % of the total investment volume', said Dr. Konrad Kanzler, head of research at NAI apollo group.

The retail asset class accounted for a volume of €4.3 bn (34 %). This means that the two most established asset classes achieved year-on-year growth of 44 % (office) and 45 % (retail) respectively.

Investment in the logistics segment weakened again somewhat in the second quarter following a strong start to the year. By the middle of the year, investment volume stood at €1.2 bn (9%), which represented an increase of around 36% compared to the first half of 2012. Other segments accounted for around 13% (€1.6 bn) of total transactions.

The share of individual transactions increased further to a volume of €9.7 bn (75 %) in the first two quarters. Portfolio deals accounted for a 25 % share (€3.3 bn) accordingly. The largest individual deals in the first half of 2013 included the two Frankfurt office skyscrapers Skyper (€300 mln) and Galileo (€265 mln).
