Brockton Capital has reportedly closed its third fund with total equity commitments of over £860 mln (€1.1 bn), in what is believed to be the largest UK-only value-add fund ever raised.

According to a news report by UK trade magazine PropertyWeek the fund will have investment firepower of £2.5 bn after leverage of 60% to 65%.

The fundraising well exceeded the original capital raise target of £675 mln.

The fund's investor base is highly institutional, and comes mainly from the US, the UK, Europe and the Middle East.

Fund III will invest across all sectors, typically in properties requiring extensive asset management initiatives. It has already committed 30% of its capital to investments ranging from offices in emerging areas of London to multi-tenanted industrial estates across the UK.
